Real Estate Has Changed

On August 17, 2024, a new law went into effect where Buyers must sign a written agreement with their agent before viewing a property. The agreement outlines the compensation the agent demands, such as a flat fee, hourly rate, or commission percentage.

In the past, sellers covered the buyer’s agent’s commission, typically 3% of the sale price. While the percentage has always been negotiable, the new law may motivate sellers to reduce their contribution. Most buyer’s agents are requiring their clients to cover the difference between what the seller agrees to pay and what the agent specifies as their rate.

That means, you could be left paying the difference, which can be substantial.

Here’s what that looks like: For a $500,000 listing offering a 3% buyer's agent commission of $15,000, we collect our $4,000 at closing and $11,00 is rebated to you to help cover your closing costs and expenses.

we work as a team, so you may work with different people to handle your showings. This gives us the ability to jump on showings you are interested in right away with a team of people so we are not confined to one person’s busy schedule.

Will the person I work with be licensed?

Yes, everyone you will be working with to handle showings and negotiations will be an experienced, licensed agent.

Will lenders allow the rebate?

Yes! Most types of loans allow for a rebate from your agent to cover closing costs. That said, the rebate is subject to lender guidelines. If there is an issue with being able to rebate those funds to the buyer, we will attempt to negotiate that amount into a lower price.
